The purchase price typically includes the home, homesite, standard features, and the design selections included in your specific home package. Depending on the property, upgrades, lot premiums, and additional options may be available for an additional cost. Your New Home Specialist will review everything included with your specific home.
Do you offer builder incentives or rate buy-down options?
Yes. Cedar & Sage Homes frequently offers incentives on select homes and communities. Current promotions may include:

- Design or appliance upgrades
- Limited-time pricing promotions
- Special financing opportunities

What type of warranty comes with the home?
Every Cedar & Sage home includes a 1-Year Limited Builder Warranty covering eligible non-cosmetic defects in materials and workmanship. Many home components are also covered by separate manufacturer warranties. Our team can help guide you through the warranty process and coordinate with manufacturers when needed.
Cedar & Sage also offers warranty walkthroughs at approximately 60 days and 11 months after closing.
How do I submit a warranty request?
If you discover an eligible issue after closing, you can submit a warranty request through our online Warranty Request form during the applicable warranty period. You'll be asked to provide your contact information, home address, closing date, details about the warranty issue, and photos if applicable.

Can I customize my home?
Customization opportunities depend on the stage of construction when you purchase.
Early Construction
When you purchase early enough in the building process, you may have the opportunity to personalize your home with available selections such as flooring, countertops, cabinetry, paint colors, tile, lighting, and other finishes or upgrades.
Move-In-Ready Homes
Completed or nearly completed homes typically feature professionally selected finishes chosen by our design team. This allows you to enjoy a finished home without waiting for the customization process.
Your New Home Specialist will explain which selections are available for your specific home and guide you through the process.
How long does it take to build a home?
Construction timelines vary depending on the home, weather, construction stage, and other factors. New homes typically take several months to complete, while move-in-ready homes offer an opportunity for buyers looking for a faster timeline. Your New Home Specialist can provide an estimated completion date for a specific home.
What is the process to reserve or purchase a home?
The process begins with selecting your home and community. From there, you'll complete a purchase agreement and provide the required earnest money. Our team will then guide you through financing, design selections when applicable, construction updates, inspections, and the closing process.
Do I need to use your preferred lender?
No. You are welcome to choose the lender that works best for you. However, Cedar & Sage Homes works with experienced preferred lending partners who understand our homes, communities, construction timelines, and available builder incentives.
Using a preferred lender may provide access to exclusive promotions and can help streamline communication throughout the purchase process.
What are the closing costs?
Closing costs vary based on your loan type, purchase price, and individual circumstances. They may include lender fees, title and escrow fees, prepaid taxes, insurance, and other applicable costs. Your lender can provide a detailed estimate of your anticipated closing costs early in the process.
Will there be a walkthrough before closing?
Yes. Before closing, you'll have the opportunity to complete a final walkthrough of your new home. This gives you a chance to review the home, ask questions, and make sure everything meets expectations.

HOA services vary by community. Depending on the neighborhood, HOA responsibilities may include common-area maintenance, community amenities, landscaping, and other services. Each community has its own governing documents and CC&Rs outlining what is included.
Are your homes energy efficient?
Cedar & Sage homes are built using modern construction standards, energy-efficient systems, and materials designed to support everyday comfort and efficiency. Specific features and energy-saving elements vary by home and community.
Are appliances and landscaping included?
Inclusions vary by home and community. Some homes may include appliances, landscaping, or other exterior and interior features, while others may offer them as upgrades or options.

Can I use my own real estate agent?
Absolutely. We welcome buyers who choose to work with their own real estate agent and are happy to collaborate with outside agents throughout the homebuying process.
How can I tour a home?
Tour options vary by community and available home. Depending on the location, you may be able to:
- Visit during scheduled open house hours
- Schedule a private appointment with a New Home Specialist
- Take a self-guided tour of select homes
For self-guided tours, you may be asked to register online or scan a QR code at the community entrance to receive access instructions. If self-guided tours aren't available in your desired community, our New Home Specialists can arrange a private tour.

Program terms vary, and depending on the specific agreement, a portion of lease payments may be credited toward the future purchase. This option may be helpful for buyers who need additional time to save for a down payment, work toward financing goals, or transition between homes.
